Hyderabad home prices, 2017–2025
Home values in Hyderabad have roughly doubled since March 2017 — growing faster than India's average in most years, peaking in 2019, and cooling since.
How far prices have come
Growth year by year
What the numbers say
- The boom: growth peaked at +22% in the year to March 2019 — the fastest of India's eight biggest cities that year.
- No year of falling prices in this period — the slowest year was 2018 at +3.9%. Prices kept rising even through the pandemic.
- Cooling now: +4.8% in the year to March 2025 and +3.2% in the latest quarter — below India's average (+7.5% and +5%). After years of fast gains, the market is catching its breath.
- What it means for you: a slower market gives buyers more room to negotiate — but city averages hide big differences between areas and projects. Supply matters as much as the city trend.
Area by area
There's no free, consistent price history for individual Hyderabad areas. Property portals each publish their own asking-price estimates, and they disagree with each other by thousands of rupees per sq ft — so we won't draw area lines from them. Instead we use one research house, Anarock, which tracks the same areas the same way:
| ₹ per sq ft | Oct 2020 | Oct 2023 | Q1 2024 | Q1 2025 | Q1 2026 | 2-yr change |
|---|---|---|---|---|---|---|
| Gachibowli | 4,790 | 6,355 | 7,600 | 9,500 | 10,000 | +32% |
| Kondapur | 4,650 | 6,090 | 7,300 | 9,200 | 9,700 | +33% |
| Miyapur | 4,250 | 5,420 | 6,000 | 7,000 | 7,320 | +22% |

| Hyderabad average | — | — | 6,350 | 7,550 | 7,990 | +26% |
Anarock's average quoted base price on built-up area. 2-yr change is Q1 2024 → Q1 2026. “—” means Anarock didn't publish that area for that period. The 2020 and 2023 figures come from a separate Anarock analysis, so compare them with some care. NHB RESIDEX is India's official housing price index, published quarterly by the National Housing Bank. We use its “HPI @ Assessment Prices”, based on valuations by banks and housing finance companies of homes they lend against, and its year-on-year change for each January–March quarter. NHB has re-based the index several times, so we compare % changes rather than raw index levels. Before 2018 its releases don't report Hyderabad's yearly change. City-wide figures — individual areas and projects can differ a lot.
