Kokapet has 14,317 flats coming. Should you still buy here?

Kokapet is the second-biggest under-construction pocket in Hyderabad by our count — 14,317 units across 21 projects, behind only neighbouring Tellapur (21,322 units) and well ahead of Miyapur (9,718 units). That scale alone is why the locality shows up in every "oversupply" conversation. But scale isn't the same as risk, and the answer depends on what you're buying and when you need it.

A note on Kollur: our verified dataset only captured 3 projects there (Hallmark Nature Nest — 447 units, The My Nest Cloud9 — 220 units, Raghava Sage — 169 units), against a citywide sample that covers roughly 1 in 6 of all listed under-construction projects. Kollur sits in the same Financial-District-adjacent corridor as Kokapet and Tellapur and is widely known to have far more launches than our sample reflects — treat 836 units as a floor, not the real total, until we add more projects here.

Kokapet and Tellapur together are building close to 35,600 homes — two adjoining growth corridors absorbing a huge share of the city's new supply at once. That concentration is the real story, more than any single project.

Why builders keep launching here anyway

Kokapet isn't oversupplied by accident — it's the corridor closest to the Financial District and the upcoming infrastructure (ORR access, metro extension plans), so demand from IT-sector buyers has kept pace with launches for several years. Large projects like Rajapushpa Pristinia (1,782 units) sit alongside dozens of smaller ones, which is why 21 different projects are live at once rather than 2–3 large ones.

What this means depending on who you are

  • End-user buying to live in within 1–2 years: prioritise projects closer to possession, and check each one's actual RERA-listed completion date rather than the builder's marketing timeline — with 21 projects competing for buyers, delivery discipline varies a lot within the same locality.
  • Investor buying for appreciation: heavy concentrated supply typically slows price appreciation in the near term, even in a good-infrastructure corridor, because so much competing inventory is hitting the market in the same 2–3 year window. Don't assume Kokapet behaves like a scarce-supply locality just because the address is desirable.
  • Anyone comparing "unsold" numbers: a project in Kokapet showing large "unsold" figures is very often a large-unit-count project that's still mid-construction and selling normally — not evidence the locality itself is in trouble. Judge project-by-project, not by locality headline.

The honest takeaway

Kokapet is not a locality to avoid — it's arguably the most infrastructure-backed growth corridor in the city right now — but with this much concurrent supply, the project you pick matters far more here than in a locality with less competition. Two buyers in Kokapet, one in a well-delivered project and one in a delayed one, will have very different experiences even though both bought in the "same hot locality."
