The building that moved Hyderabad west

If you want to understand why Kokapet, Tellapur and the Financial District are full of cranes today, start with one round glass building. On 22 November 1998, Prime Minister Atal Bihari Vajpayee and Chief Minister N. Chandrababu Naidu opened Cyber Towers in Madhapur — the first building of what became HITEC City.

One tower, then a whole district

IT companies clustered around it, and the jobs pulled homes after them — first Madhapur and Kondapur, then Gachibowli, then further out to Nanakramguda and the Financial District. The area even earned its own nickname: Cyberabad.

That westward pull hasn't stopped. In the under-construction projects we track, about 69% of all homes being built are in West Hyderabad — Tellapur, Kokapet, Puppalaguda, Narsingi and their neighbours. Explore the data.

What it means for you

  • Jobs still decide where people want to live. Check how far a home really is from where you (or your future employer) will work — our Find my area brief does this in two minutes.
  • Being early pays, being late costs. The areas nearest the first offices got expensive long ago. The value today is in picking the next ring out wisely — not the one everyone is already crowding into.
